Feegee get your ass down to the capital and start an LLC. Then lease the land to the LLC on paper.
 
I am already a LLC and also a non for profit if I need it, but could go either way that would work out best. I will have the wife look into the paper work since she is stuck at home and get the paperwork started in the direction. I am pumped that this is blowing up the way it is.

You will want an LLC that has nothing to loose in case somebody gets hurt and their wife sues. Definitely don't want that on your business LLC. I'm no lawyer but you probably want to lease the land to the LLC too so it's not susceptible to being taken in a suit.

Jesse is right, i have some experience with businesses and LLC, etc.. what you need to do is

1. THIS IS MOST IMPORTANT. open a separate bank account that you only put any money you get into that account and all outgoing money goes through that account. Even if the account is empty and you are going to purchase something yourself, you move the money into the "LLC account" and then pay from that account, never go from your personal account straight to purchase.

2. don't make it non profit.. too many loops and doesn't protect you anymore than an LLC and there are more ways you can "get into trouble".

3. Jesse is right about the leasing the land..

4. Don't take this lightly or say "i will do it later". I read a book published by a lawyer that had all true examples of people getting screwed over for not following some of the rules above..

excellent advice, this makes perfect sense.

this will be your biggest hurdle Feegee. get off your ass and do it, this range has so much potential to be awesome! Its not a water pump on your truck or grass in the front yard. Plenty of people to help out here

What's the point of the bank account? Taxes??? I'm guessingca lot of these transactions will be cash;)
